The use of the most modern technology enables us to pass on our cost savings so that we are able to undertake the purchase and sale of a residential house or flat, in England or Wales, at a competitive fee.

While client visits to our office are always recommended to enable us to take full instructions and advise fully, where impractical because of distance/time, it is possible in these days of modern communication for most of such matters to be dealt with at telephone appointments, via e-mail, fax or ordinary post.

To instruct us please complete the very short questionnaire that follows, it gives us the initial information necessary. When received we shall reply to confirm that we would be happy to act for you, our charges and details of any other charges that are likely to arise on your purchase and sale irrespective of who acts for you, e.g. local search fees.

The quoted fee covers the cost of all standard conveyancing steps on buying and selling a house or flat of average complexity and duration. An additional charge may arise if we have to do further work and examples of the most likely issues that could arise are set out within our buying and selling quotations.
 

The most important question when someone is selling their home and buying a new one is whether the transactions have to be synchronised, i.e arranging for contracts on both the sale and the purchase to be exchanged on the same day and with completion of both transactions being arranged for the same day.

Most sale and purchase transactions have to be synchronised so that the money from the sale can be used towards the purchase.

Sales can only take place in isolation if the seller has somewhere to move into after selling.

A purchase can only take place in isolation if the buyer has the funds available without reference to his existing property.

Mortgages are not transferable. When the old house is sold, any mortgage is paid off. When the new house is bought a new mortgage is taken out, even if with the same building society/bank and even if for the same amount of money.

We will liaise with clients and any third parties that may be associated with any transaction, including agents, solicitors, and lenders, but our duty of confidentiality will be regarded as having been amended to facilitate communications by e-mail. You will also be deemed to have given your consent that third parties can communicate with us and provide details and information that we may request in connection with the matters that we are undertaking on your behalf unless you specifically instruct us in writing, or e-mail to the contrary.
